POSITION DESCRIPTION

Under the supervision of the Facilities Maintenance Manager, the Maintenance Worker will be responsible for all aspects of building maintenance, including inspections and repair work as expertise permits.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Will travel to sites where repairs or general maintenance are needed.
• Will conduct facility inspections, which will include, but will not be limited to, checking smoke detectors, exit lights, fire extinguishers, plumbing, electrical fixtures, and structures on a regular schedule.
• Complete reports regarding assessments of and solutions to individual program needs to be submitted to the Facilities Manager.
• Make repairs or replacements as expertise permits or oversee outside contractors in the completion of necessary repairs.
• Serve as a role model for our clients.
• Perform other duties as assigned.
• Demonstrate proficiency in Phoenix House's electronic health record system (Welligent) sufficient to fulfill the duties required by this position within 30 days of employment.
• Performs other duties as assigned.

Required Key Performance Indicators (KPI):

• Agency program sites will comply with OSHA, State Fire Marshall, Accrediting Body, Public Health, requirements 100% of the time.
• Building equipment and inspections are current and up to date.
• All Certificates of Insurance for vendors are current and up to date.
• Emergency repairs (repairs affecting program continuation, consumer safety) will be made immediately upon notification in 100% of the cases.
• Non-emergency work orders will be completed within 24 hours of receipt.
• Physical appearance of all PHFL facilities will be in compliance with agency standards 100% of the time.
• 100% of required training will be completed within specified time frames.

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:

• Ability to perform basic building and property maintenance services.
• Ability to properly use hand tools and instruments.
• Ability to properly use cleaning agents.
• Ability to comply with internal, state, and federal record keeping and confidentiality guidelines.
• Ability to follow direction.
• Ability to work and communicate with others.

REQUIRED EDUCATION AND EXPERIENCE:

High School Diploma or General Equivalency (GED) Diploma

LICENSES/CERTIFICATIONS/EUs

Valid Florida driver license with a clean driving record (no more than 4 points)

PHYSICAL DEMANDS 

REGULARLY REQUIRED:  to sit, use arms/hands to reach, manipulate, handle, or feel objects, tools, or controls; written and verbal communication, ability to hear.

OCCASIONALLY REQUIRED: to stand, walk, stoop, kneel or crouch and lift and/or move up to 50 pounds.

WORK ENVIRONMENT

• The work environment is that of an office, residential treatment program or outdoor setting, with exposure to electrical and plumbing fixtures, hand tools, cleaning agents and normal outside noise.
• Exposure to clients infected with Hepatitis B, HIV, TB, or other infectious diseases is possible.
• Business related travel is required.

SCHEDULING NEEDS

Emergency situations may arise where response by Maintenance Worker may be necessary.
